Help, I overlooked my building HVAC Maintenance appointment (via postie)

I live in an apartment with one HVAC heating and cooling unit. I was away the one day they did the maintenance for this year. I’m quite sure it has not had maintenance for three years.
And what do they do?
I know my landlady doesn’t do this for a second time until at least next year and I now don’t have any money to pay a tech.
My HVAC company does furnace service Chester.
